Practical help for your next step

# Your Texas income restricted housing search guide

A practical, printable plan for renters searching in Austin, San Antonio, Houston, Dallas and Fort Worth, from a first shortlist to an organized application.

## You do not have to solve everything at once

Start with one city, one realistic budget and a few communities to call. The goal is to learn which options fit before spending money on applications.

[Go to my checklist](#checklist)

## 1. Know what you are applying for

Tax credit apartments, project-based assistance and housing vouchers are different routes. A listing in one program does not mean it has a voucher available or charges rent based on your personal income. Ask the community which program applies to the specific apartment and who processes the application.

Use our [published MTSP income limit comparison](/tools/ami-eligibility-estimator/) as a starting point for tax credit housing. The property must confirm the applicable limit, how it counts income, and any other eligibility rules.

## 2. Build a shortlist you can act on

Use the [property finder](/property-finder/) to gather addresses. Start with communities close to the places you need to reach. Check the listing's source, then confirm current details directly with management. A historic tax credit record doesn’t mean an apartment is available.

Keep a simple log: community, person contacted, date, unit size, quoted rent, application status, next step and next contact date. Do not put Social Security numbers or bank details in a shared search log.

## 3. Use this call script

“I am looking for a [bedroom count] apartment around [move date]. Are you accepting applications for that size? Is the unit income restricted, and which income limit applies to my household? What is the rent including required monthly charges? Can you send the current screening criteria, document checklist and complete fee list before I apply?”

Next, ask whether the application is for a particular unit or a waiting list, how offers are made, how to update your contact information, and whether there are age or other occupancy requirements. If you need an accessible feature, describe that feature and ask the property to confirm it.

## 4. Prepare documents without oversharing

The property gives you the final document list. It may request identity and household information, employment or benefit statements, income records for self-employment, and asset information. Ask how recent documents must be and how to handle a recent change in work or income.

Send sensitive documents only through a verified method provided by the community. Our public finder and checklist do not need those documents. Keep copies of what you send and note missing items so you can follow up.

## 5. Budget for the whole move

Write down quoted rent, required monthly fees, utilities, parking, transportation, deposits and upfront charges. Ask which fees are refundable and under what conditions. Our [application fee calculator](/tools/application-fee-savings-calculator/) helps you compare the cost of several applications. It doesn’t predict approval or promise savings.

If the budget does not work, check [official local assistance resources](/texas-housing-assistance/) and ask the property about other unit designations. Assistance programs have separate applications and funding limits.

## 6. Follow up and verify before move-in

Save the application confirmation and the exact instructions for staying on a waiting list. Put deadlines in your own calendar. Ask how often to follow up; keep the property informed if your phone, email, household or income changes.

Before paying a deposit, verify the community and recipient through a trusted official contact. Before signing, read the lease and fee schedule, ask about anything unclear, and document the unit's condition. For a housing dispute or urgent deadline, use the tenant support referrals on your city's official resource page.
